The Austin Central Library exemplifies cutting-edge sustainable design, achieving 40% greater energy efficiency than similarly sized buildings. Its rooftop solar array generates 13% of the library's power while shading the rooftop garden, and the MechoShades window system adjusts to the sun’s path to reduce heat and cooling demands. The Encelium lighting system further enhances energy efficiency by employing Daylight Harvesting, which automatically adjusts lighting based on natural sunlight. It also features occupancy sensing and scheduling to minimize energy use in unoccupied areas. These advanced technologies work together to create a space that seamlessly integrates technology with environmental responsibility.
Adding to its sustainability initiatives, the Austin Central Library’s Rainwater Collection System captures rainwater from the expansive 40,000-square-foot roof, providing an eco-friendly water source for irrigation and other non-potable uses, thereby reducing municipal water reliance. Additionally, the HVAC Building Automation System (BAS) optimizes indoor climate control, energy efficiency, and operational sustainability. Utilizing smart sensors and automated controls, the BAS monitors temperature, humidity, and air quality in real-time, adjusting system performance to match environmental conditions and occupancy levels. These features collectively showcase the library's commitment to environmental stewardship and innovation.

RiverSouth
Class AA, 350,000-square-foot office building, overlooking park shores and the hill country, RiverSouth bridges the capital city’s Downtown and South Congress districts. From ground-level dining and retail, to 37,000 square-foot workspaces. It is the first project delivered as part of Austin’s transformative South Central Waterfront District on the southern side of Lady Bird Lake (built 2022). It has excellent connectivity to Austin’s Central Business District, the South Congress District, and hike and bike trails. It features 20,000 SF of ground-level retail and restaurant space and a 5-level below-grade parking garage.
The building features new multimodal connections, an on-site bike valet, a lunch shuttle service, a sky terrace and a habitable green roof. A state-of-the-art fitness center occupies a glass box within the green roof, providing fantastic lake and downtown views. In addition to its amenities, RiverSouth is called the ‘smartest’ building in Austin due to its automation system. The system provides real-time feedback and can interact with tenants to promote world-class comfort, health, and security features. The integrated technology of the building and the RiverSouth mobile app gives tenants a customizable experience and allows tenants to interact with the space in new ways.
